I am Diane Hibbs. I help pilots think through major housing decisions so they can move forward with clarity and confidence. My partner Jim is an airline captain based at IAH. I live pilot life every day, and I bring that perspective to every conversation.

Jim is a United A320 Captain based at IAH, and his life is my life. Bidding, trip trading, the rhythm of trips and layovers, the constant calculus of where home should be. I know this world from the inside, not as something I observe from a distance.
That's why the conversations I have with pilots go deeper than where to buy. The real question is usually whether to move at all, and when. That's the part I help you get right first.
HOW I THINK
A move is a decision before it's a transaction.
Every move starts with a question that has nothing to do with paperwork. Should you do this at all, and is now the time? I help you answer that first, then I handle the process so it stays calm, organized, and predictable from the decision through closing.
My approach is analytical by nature. I came to real estate from a long career in medicine, where you gather the full picture before you act and you don't rush a high-stakes call. I bring that same discipline here. Clear information, honest math, no pressure, and a plan that fits your situation instead of someone else's timeline.

The decision that sits above every house decision for a pilot is whether to move to base or keep living where you are and commute. That is a genuine trade-off with real money on one side and real quality of life on the other. I walk pilots through it honestly, because for some the right answer is to stay put.
My role is to bring clarity and preparation to a process that often feels uncertain. I lay out both sides, help you understand the trade-offs, and support you in making the decision that fits your situation. No hype, no urgency, no pressure.
